We are 3 minutes walk from the town center and 5 mins. Walk from the Theatre.

We can collect from Gt. Malvern station upon request and offer lifts to and from the hills for walkers.

GROUNDS AND GARDEN

A garden is available for the use of guests. This contains children's climbing frames, seats for resting and a table, parasol and 6 chairs for picnics or dining. There is a sloped bank in the garden. The garden is mainly laid to lawn with pathways but no hand rails.

It is completely fenced in all around with entrance via a gate. It is private and cannot be seen from the roadway

BRASS BEDROOM

This bedroom is straight up the stairs from the front door and on the left at the top of the stairs. It is unsuitable for wheel chair users because of the stairs and people unable to ascend stairways. The doorway is 92cm. wide. The room measures 537c.m.x445 c.m.

The bed is a double and is an antique brass bed. The sheets are cotton and there is a feather/down duvet with top patchwork cover. Blankets are available on request.

The room is carpeted throughout with pale turquoise and has stencilling around the picture rail.

There is an electronic smoke alarm attached to the light fitting and emergency lighting in a plug socket. This comes on if the power fails. To reset flick light switch on/off twice in rapid succession.

Emergency lighting in the plug socket will automatically come on when power fails.

T.V. With remote control in room. A clock/alarm is in the room. There is no telephone in the room but one is available if required.

There is a sofa in the room for relaxing. There is a central light and two bedside lamps also a lamp on the dressing table. A shaver adapter is provided.

The bed has an antique brass frame, it is a double and is dressed with white cotton sheets, a duvet of feather and down and a bedspread of patchwork. Blankets and/or fibre filled duvets are available on request

The bedroom is situated at the top of the stairs immediately on the left. The door is 92cm. wide and the room size is 537cm.x445cm.

The room is decorated in pale torquoise with a stencilled border to the picture rail.

The room is fully carpeted in a pale torquoise colour.

There is a service tray with a variety of beverages (please ask for de-caff. Or other alternatives if required),milk and sugar, water and glasses. Fresh milk is available upon request.

There are no facilities for dogs.

Breakfast is served in the dining room from 8a.m. Until 9.340a.m. Alternative times can easily be arranged.

PRIVATE BATHROOM

This is situated within a sectioned off area from the rest of the house. It is next to the room and is accessed through a private landing.

The floor is wooden boards with a rug. Please cover the rug with the bath mat provided. Entry is through double doors part glazed with opaque glass and curtained.

There is a victorian roll top bath with side entry and height of 56cm. The bath measures 60cm.x150cm. There is a lavatory in this room withour hand rails but the bath side give support on one side. There is a bidet and a victorian wash basin on a wrought iron stand. There is a plan to put mixer taps with a shower attachment onto the bath. This should be complete by end of March 2008.

The room is decorated in shades of burgandy with a dado rail. The curtains are William Morris design.

Available free floor space in the bathroom is 220c.m. X 90c.m.

PRIVATE LANDING

200c.m.x150c.m. This lies to the side of the bedroom and in front of the bathroom. It is curtained iff from the rest of the house. It contains a table and chair.

TWIN BEDROOM

This room measures 520c.m.x270c.m. The door entry is 85c.m.wide. It is on the ground floor at the end of the hallway.

There are a pair of matching divan beds in this room. They have cotton sheets and duvets (one is fibre fill and one is duck feather and down) with a cream bedspread. Blankets are available on request.

The room contains a corner wardrobe, side table with chair, a bedside table with bedside lamp, a t.v. wth remote control, and a service tray with a variety of beverages

sugar, and milk. Alternative drinks and fresh milk are available upon request.

The central light is fitted with an electronic smoke alarm. Emergency lighting is plugged into the socket and will come on if the power fails.

This room has an en-suite bathroom:- 156cm.x144cm.

This room contains an electric shower within a shower cubicle. There is a hand basin with a mirror and a shelf over, a lavatory and a bathroom cabinet.

This room is suitable for people with limited mobility as it is on the ground floor but is not suitable for wheel chair users as there is limited space at the end of the beds for manovering a wheel chair.

The floor is carpeted throughout with a cream carpet. The walls are magnolia and curtain a peach velvet.

The floor in the en-suite is tiled.

DINING ROOM

This room is on the ground floor at the end of the entrance hallway. It measures 640c.m.x630 c.m. The room is lit by a central light and 4 spot lights as well as 2 side lamps. The door width is 90c.m. Access is on the level.

The floor is of wood block with a large chinese rug. It contains:-

A large circular round table to seat up to 6 people with 6 dining chairs available. This table has a central column.

One drop leaf table to seat 2 people with dining chairs.

One four legged table to seat 2 people with carver arm chairs.

There is a service table with breakfast cereals, fruit juices, condiments, water and glasses. This is for self serve.

There is a vegetarian alternative to breakfast as well as continental.

There is a picnic area in the garden with a parasol a wooden table with 4 chairs and 2 arnm chairs.

PUBLIC AREAS

Consists of :-

Inner hallway 186 c.m.x315c.m.

1 step with a rise of 12c.m.. Tiled floor and coat stands.

Double glazed doors 130 c.m. Lead into the hallway. This measures 315 c.m. X 885 c.m. The floor is tiled with origional victorian tiles.

The stairway leads off the hallway with 21 stairs which are 127 c.m. wide with a tread of 30 c.m. and a rise of 17 c.m.

Dining room off the hallway, private sitting room and private study. Plans to make the study into a residents sitting room/ library by the beginning of 2009.

LANDING

885 c.m.x 186 c.m.

Top of the stairs to the left is a guest bedroom. All other rooms off the landing are private.

ARRIVAL AND CAR PARKING

Cars can be parked right in front of the house and at right angles to it.

Please leave access to the back of the house free. The surface is part gravel and part tarmac.

Entry to the front door is by 2 steps. The first step has a rise of 12 c.m. and a tread of 43cm. The second step has a rise of 16 c.m. and a tread of 36 c.m. The front door has double doors of 140 c.m. wide.

ADDITIONAL INFORMATION

Evacuation procedures- see maps in bedrooms for escape routes and assembly points.

We operate a policy of no animals except guide dogs. Dog bowls are not provided.

The area is very quiet and any annoying background noise should be reported.

A fridge is available to store medication and dietry foods etc.

A bell is kept on the desk in the enterance hall to attract the attention of the proprietor.
